More high quality homes for more people

Auckland needs more houses quickly, but not at the expense of quality. The Auckland Housing Programme is building warm; weather tight, energy and water-efficient homes that are designed for the way we live now.

A range of housing types and sizes will cater for the variety of families that make up our communities, including the growing number of small (one or two-person) households. A range of housing types, including apartments, terraced homes and standalone homes ranging from one to five bedrooms, will become increasingly prevalent across Auckland.

Affordable housing

At least 20 percent of the market homes enabled by Auckland Housing Programme will be affordable homes.

Housing New Zealand has other developments underway delivering affordable housing. In Takanini, the McLennan development is delivering around 600 new units, of which 150 will be affordable.

Market housing

As well as renewing and increasing social housing, the Auckland Housing Programme will provide much-needed new homes to the market. The number and proportion will vary by project. In Northcote, for example, around 1,200 new homes are being built, of which around 800 will be market and afforable housing.

Social housing

Much of Auckland's stock of social housing was built in the 1950s and 1960s and is now past its best. The makeup of our families and the way we live has changed a great deal over half a century. We are now able to design and build warmer, healthier, more family-friendly homes.

The Auckland Housing Programme is replacing many old homes with new ones, and adding to the number of homes available to Aucklanders in need. As we prepare to remove older homes the tenants are rehoused in other Housing New Zealand properties. Housing New Zealand's dedicated tenancy liaison team works closely with tenants to find them a home that suits their needs, and covers all reasonable costs associated with their move.

Design

Types of home

A range of housing types and sizes will cater for the variety of families that make up our communities, including the growing number of small (one or two-person) households. Auckland Housing Programme homes include apartments, terraced homes and standalone homes, and the size will range from one to five bedrooms. Housing diversity gives Aucklanders a better chance of finding the right home for their age and stage of life, in the price bracket they can afford. Apartments and attached housing uses land, materials and labour more efficiently, keeping both the cost of purchase and ongoing maintenance down for homeowners.

Neighbourhoods

The homes we are building are all part of existing neighbourhoods where Housing New Zealand land is currently underutilised and offers the opportunity to create more homes. These locations have been chosen for development because they have strengths that make the area suited to more housing. These strengths include proximity to the central city, good (or improving) transport networks, access to local schooling, and good local amenities such as parks.

Existing neighbourhoods have established local community networks and organisations and we want to respect and support these. We will work with and support local community networks and local aspirations that are already in place in each development area.

Housing New Zealand and HLC are responsible for managing the development projects and are experienced at masterplanning. That means attention is paid to urban design, including infrastructure (like roads) and amenity (such as parks) to develop neighbourhoods in ways that are more functional and attractive and that further local community aspirations.

Sustainability

Many of Auckland's older homes are damp and hard to heat. One of the key ways we can make our housing healthier for both homeowners and the planet is by building with energy and water efficiency in mind.

Housing New Zealand and HLC will be making certain sustainability measures mandatory to make sure the builders include them in all Auckland Housing Programme homes. These measures go beyond what is required by the Building Code. They will include:

  • insulation and double glazing above the Building Code – makes homes warm and less expensive to heat
  • houses and apartments designed to take advantage of the sun to create living spaces that are warm and light wherever possible
  • energy efficient lights
  • water efficient showers, toilets and taps
